Trademark and Harrison Street Asset Management Announce Investment in Shivers Farm Mixed-Use Development

The 40-acre, Whole Foods-anchored mixed-use community will break ground this month

SOUTHLAKE, TX (September 2, 2026)  — Trademark Property Company (Trademark), a mixed-use investor, developer, and operator, and Harrison Street Asset Management (“Harrison Street”), a leading alternative global investment management firm with approximately $109 billion in assets under management, announced a joint investment in Shivers Farm, a 40-acre mixed-use community anchored by Whole Foods Market in Southlake, Texas.

Construction is expected to begin this month, with a groundbreaking ceremony planned for the coming weeks. The development is anticipated to bring a new mix of retail, dining, office and public gathering spaces to Southlake, with Whole Foods Market serving as the grocery anchor and opening its first location in the community.

The investment expands Trademark and Harrison Street’s existing relationship. Trademark and Harrison Street also established a joint venture for Anthem, the 403,000-square-foot redevelopment of the former Lincoln Square in North Arlington, which broke ground on August 3.

Shivers Farm represents the first major grocery destination north of SH 114 and is expected to feature 111,000 square feet of retail, 38,000 square feet of Class A boutique office space, 37 single-family lots, and a 3-acre pad approved for hotel, entertainment, or additional retail uses. The walkable mixed-use destination will include a nearly one-acre park built around existing heritage live oak trees. A cluster of restaurants with vibrant outdoor seating are set to surround the park. Trademark is deploying its placemaking skills at Shivers Farm, curating a thoughtful public art program and gathering places throughout the property to enhance the guest experience.

Trademark has signed three leases totaling 40,199 square feet and is in active negotiations with 65,000 square feet of additional retailers and restaurants. Trademark is also finalizing the design of the three-story, Class-A boutique office portion of the project, which will set a new bar for amenities and interiors in high-end boutique office space in the Dallas-Fort Worth area.

The development partners on the project include architect Dwell Design Studio, general contractor Ridgemont Construction, and civil engineer and landscape planner Kimley-Horn. Shivers Farm joins Trademark’s portfolio of Dallas-Fort Worth area properties, which includes Anthem – formerly Lincoln Square, Galleria Dallas, Left Bank, Westbend, Alliance Town Center, The Vickery, and Westbend Residences. The company has a proven track record of delivering high-quality, community-focused retail and mixed-use environments, many of which are grocery-anchored, including Waterside, a popular Whole Foods Market-anchored project in Fort Worth, and Watters Creek, a mixed-use development in Allen.
