La Palmera
From Decline to Destination
Formerly known as Padres Staples Mall, Trademark took over the property on the brink of demise in 2008 and transformed it into a regional draw and dominant shopping desination in the Corpus Christi market. After department stores planned to relocate to a trendy, newly-announced outdoor project, Trademark kept them at the re-branded LaPalmera, and expanded them.
The project was also recapitalized as the asset doubled in value. The $50 million transformation — which included $38 million in incentives — has resulted in substantial sales, NOI and rent gains over the last 14 years. The project can also boast that it was the first mall in the US to receive LEED-EB certification.
