Trademark to Reposition Orlando’s Winter Garden Village

Trademark — the Fort Worth-based retail center owner-operator known for its makeovers of properties the likes of North Point Mall in Georgia and Annapolis Town Center in Maryland — has been hired to do the same for Winter Garden Village in Orlando.

The 1.2 million-sq.-ft. regional center anchored by Lowe’s, Target, and Bealls was recently acquired from Site Centers by RA2-Winter Gardens Village for $165 million in cash.

“We plan to continue to take advantage of Winter Garden Village’s strong tenant sales performance and trade area, which we believe is underserved for better retail and restaurants,” said Tommy Miller, managing director and CIO at Trademark. “We see significant opportunity to improve the merchandising and enhance the experience.”

Considered a market-dominant retail destination for West Orlando and surrounding communities, Winter Garden Village’s retail tenant list also includes Marshalls/HomeGoods, Ulta, Old Navy, Best Buy, Ross, Burlington, PetSmart, Market by Macy’s, Nike, Kirkland and Bath & Body Works.

Bonefish Grill, Aji Sushi, Chilis, Macaroni Grill, Pei Wei Asian Kitchen, Uno Pizzeria and Planet Smoothie head the food and beverage lineup.

Planned capital improvements will include enhancements to the pedestrian environment and common areas, reinforcing the center’s dominant position in the market and setting the stage for upgraded merchandising.

In May 2024, Trademark assumed leasing and management for Legacy Place, the premier community, power, and lifestyle hybrid center in Palm Beach Gardens, Fla. The team has executed capital improvement and reinforced the tenant list.

Trademark CEO Terry Montesi founded the company more than 30 years ago to pursue a collaborative, community-driven approach to development, focusing on constant innovation and creating meaningful guest experiences.

Among the projects in the company’s portfolio are Galleria Dallas, First Street Napa in California, Market Street – The Woodlands in Texas, and The Shops at Saddle Creek in Tennessee.

Trademark currently operates a 20-property retail and mixed-use portfolio totaling over 11 million sq. ft. across the country and is actively advancing three development projects.
