Market Street – The Woodlands Celebrates 20 Years of Creating Community

The pioneering mixed-use property has endured massive change in the retail industry and remains one of the highest performing shopping destinations in the country

THE WOODLANDS, TX (Dec. 10, 2024) Mixed-use real estate investor, developer, and operator, Trademark Property Company played a leading role in transforming the Woodlands landscape in 2004 with the opening of Market Street – The Woodlands — a walkable, suburban town center that seamlessly blends shopping, dining, and entertainment with best-in-class office and hotel spaces. The property marked a stark departure from the traditional indoor and outdoor retail-only developments preceding it, serving as an early example for other vibrant mixed-use destinations across the country. Now celebrating its 20th anniversary, Market Street remains one of the nation’s top performing outdoor retail collections, driven by continuous innovation and enduring appeal.

When Trademark debuted Market Street, Founder and CEO Terry Montesi recognized the community lacked a walkable pedestrian-friendly downtown. Montesi had a vision for what Market Street could be: a mixed-use destination that would create a sense of place and community with a personality unique to The Woodlands that felt as if it had evolved organically over time. Today, Market Street’s retailers generate some of the highest sales per square foot of any suburban retail asset in the country, featuring brands such as Tiffany & Co., Louis Vuitton, Yves Saint Laurent, Gucci, Jo Malone, and Lululemon as well as restaurants including Sixty Vines, True Food Kitchen, Mastros Ocean Club, Bosscat, and Sweet Paris.

Market Street consists of almost 400,000 square feet of retail, including a mix of premier, first-to-market brands, 15 restaurants, a luxury cinema, and a high-end, one-of-a-kind H-E-B grocery store; 115,000 square feet of Class A office space; and a 70-room, 70,000-square-foot Hyatt Centric hotel. Tenants border the exquisite Central Park, which serves as the primary gathering place and host of signature events for the community such as the Spring and Fall Concert Series, Spring Fine Arts Show, Market Street in Lights Tree Lighting Celebration, the South Montgomery County 4th of July Parade, and more.

Thus far in 2024, Market Street debuted Austin-based outdoor gear brand YETI, with Golden Goose, LUSH, Oliver Peoples, TUMI, BOSS, Alo, and Thomas Markle also opening at the property this year.

From the beginning, Market Street has considered it a great privilege to give back to the local community. One of the most significant ways the property gives back is called Change for Charity, a uniquely Market Street program. Change for Charity benefits four Montgomery County charities each year through the thousands of dollars in change inserted in Market Street’s premium parking meters as well as donations at monthly Woodlands Car Club events. Since its inception, the program has raised more than $400,000 for the local community.
