Construction Project Manager | Fort Worth
Overview
We are seeking an experienced Construction Project Manager, Asset Management to oversee the planning, execution, and delivery of property-level contracted repair and capital improvement projects across the Company’s operating portfolio. In this role, you will manage construction projects from initial scope development through project closeout while partnering closely with Asset Management, Property Operations, consultants, and contractors.
Additionally, you will manage Landlord construction obligations required under executed leases until turnover to the Tenant Delivery Manager, coordinating with Leasing, Tenant Services, and Property Management to support successful tenant delivery. Project assignments and priorities will be established in coordination with key internal leaders based on contractual commitments, business objectives, available resources, and tenant delivery risk.
Key Responsibilities
1. Project Management
- Scope & Strategy: Qualify and define scopes in conjunction with Asset Management and Operations teams.
- Planning & Execution: Manage owner-funded repair, capital improvement, and landlord construction projects throughout the operating portfolio from authorization through closeout.
- Coordination: Coordinate design consultants, engineers, architects, and contractors to bring projects to life.
- Scheduling & Phasing: Develop sequencing, scheduling, and phasing plans to minimize impacts to property operations.
- Oversight & Reporting: Monitor project schedules, budgets, quality, and safety while providing clear status updates to owners and partners.
2. Construction Administration
- Document Review: Review construction documents, consultant deliverables, and contractor pricing to negotiate project costs.
- Regulatory Approvals: Coordinate permitting and governmental approvals seamlessly.
- On-Site Leadership: Manage construction contracts, handle change orders, conduct regular project meetings, and perform site inspections.
- Closeout: Verify project completion and manage all punch list activities through full resolution.
3. Financial Management
- Budgeting: Develop and maintain project budgets using standardized formats, monitoring commitments, expenditures, and forecasted costs.
- Invoice & Pay Applications: Review contractor applications for payment, coordinate project invoicing, and handle financial reporting.
- Strategic Support: Support Asset Management and property-level planning initiatives to protect and enhance asset value.
4. Vendor Management
- Relationship Building: Develop strong relationships with preferred contractors and manage overall consultant performance.
- Quality Standards: Maintain construction standards and coordinate specialty engineering resources.
- Procurement: Drive bidding and procurement activities to ensure high quality and value.
5. Process Improvement & Cost Benchmarking
- Standardization: Develop standardized construction procedures, improve project reporting, and assist with capital planning.
- Technology: Support the implementation of construction technology and reporting tools to optimize delivery.
- Pricing Models: Develop, maintain, and continuously refine standardized pricing models, historical cost benchmarks, and estimating tools to facilitate timely, accurate landlord work pricing.
- Continuous Learning: Compare preliminary Landlord Work budgets against contracted and final costs to incorporate lessons learned into future pricing models.
6. Landlord Work & Tenant Delivery Support
- Leasing Support: Support Leasing during LOI and lease negotiations by developing preliminary scopes, budgets, and pricing scenarios (including key assumptions, exclusions, schedules, and cost risks).
- Lease Review: Review executed leases and workletters to identify specific Landlord construction obligations.
- Turnover Management: Manage Landlord Work through substantial completion, then seamlessly coordinate turnover to the Tenant Delivery Manager.
- Cross-Functional Collaboration: Partner with Leasing, Tenant Services, and Property Management to minimize impacts to tenant schedules and resolve punch list items efficiently.
