(NYSE: PRU) , alongside with Trademark, has sold Annapolis Town Center to Federal Realty Investment Trust. The transaction follows a multi-year repositioning strategy that re-established the 479,000 square feet property as a leading regional mixed-use destination. Since Trademark was tasked with re-energizing Annapolis Town Center in 2018, rents have increased +50% and sales have grown +35%, prompting the notable transaction.
A Vision for Revitalization
Trademark’s vision strategy redefined Annapolis Town Center by focusing on placemaking, experience, and tenant quality. The revitalization plans delivered impact through design, activation, and leasing initiatives that brought people back to the center and created long-term value for ownership.
Key elements of Trademark’s approach included:
- Expanded Public Spaces, Design, and Placemaking Enhancements – Creation of the Boathouse Pavilion & Green, an outdoor venue that became the community’s central gathering place. The reimagined area now features an entertainment stage, shaded seating, outdoor games, and an enlarged green space that houses a skating rink during the winter.
- Enhanced Facades Storefronts and Pedestrian Experience – Upgraded storefronts, facades, landscape improvements, and new wayfinding enhanced the walkability and visual appeal of the center. These improvements encouraged longer dwell times, supported cross-shopping, and fostered walkability and stronger connection between retail, residential, and office uses.
- Comprehensive Rebrand and Marketing Relaunch – A full rebranding effort positioned the center as a lifestyle destination anchored in community experiences. The campaign was amplified by a robust calendar of public programming, from yoga and fitness classes on the Green, to summer concerts, movie nights, and seasonal celebrations.
- Elevated Tenant Mix – Successful attraction of best-in-class national and regional brands, including Pottery Barn, Williams Sonoma, Sephora, Warby Parker, Kendra Scott, Lifetime Fitness, True Food Kitchen, and Tatte Bakery & Cafe, complemented by local boutique and dining concepts that reflect the Annapolis lifestyle.
Located at 1906 Towne Centre Blvd., Annapolis Town Center comprises 434,000 square feet of retail space, 45,000 square feet of office, and 550 multifamily homes.
